I recently saw a lot sold for 75,000 off hwy 23. You may have to look way up the river to
find a reasonable place for sale as most people near Montgomery who live on the waterfront usually keep them because they are few and far between, especially on the Holtville side which is the closest commute to Montgomery and not as isolated. :) Some homes even older ones on a decent waterfront lot sale for $200,000. and up. It all depends on the size of the lot, whether it has decent waterfront, the size and condition of home, neighborhood, etc. I Whorton real estate would be familiar with the area. Good Luck!
