When I was first looking for property on Smith lake(Approx 3 years ago) there were quite a few single-wide mobile homes on very nice lots for between $50K-$100K, however, those are getting extremely scarce as time passes. I have seen a few since then, but most of them are now in the low to mid $100'sK
I guess what I'm trying to say, is that it will be extremely difficult to find that great lot with a small fixer-upper cabin for under $100K. I would imagine that everyone by now that owns any lake front property on this lake, knows how much the prices have jumped in the past three years. Good luck in your search...
