We are considereing selling our lake home but in order to keep the asking price down we would like to know of a good real estate agent who is willing to list our home for 3 or 4 % commission. Can anybody recommend someone?

You can talk to Tara Taylor with Remax.They are in the old Lisa Hammond office at Blue Creek.Most if not all agents are after the $$$$.

Jawjagal, you should not feel guilty about venting. We are all in this together, and should keep each other informed! To I luv lake Martin, anyone who would ask a realtor to cut their commission to 3 or 4% should expect 3 to 4% of the realtor's time, work, energy on your sale. In other words, you get what you pay for. I wish you luck, but would you work as hard for someone who asked you to cut your pay to 4% of usual and customary fees?

Do not know if this is still true for LM however when my Mohter sold real estate in Birmingham, once the homes selling price was over $500,000 the commission rate began to step down.

So do not know how the realtors work on LM. but just trying to give you some additional info.

With lake property as hot as it is right now, why not just list on LM website and try to sell yourself, then you save all commissions.

That's what I do....try to sell it myself (and buy without agents).

Last home in a popular subdivision where new construction was still going on, I made a flyer with pictures and info on my home and a listed home's flyer, put a line down the middle of both pictures and description - lined the descriptios up item by item (for instance - mine had a 2 car garage - the new home had a 3); I had a finished basement, new home did not; highlighted the differences - both positive and negative on my end (there weren't many) and wrote at the top of the flyer:

WHY PAY MORE? (the new home was $50,000) more than mine.

Had a contract in 3 days. We closed a month later.


The purchaser told me he bought it because of the flyer. I got my kitchen and master bathroom like the woman of the house would want it (she wanted the house because of the kitchen) and the $$$ saved, got the husband's attention.

She did change the master bathroom wallpaper. Oh, well.

Why list at all. When we decided to sell, we just put the word out to neighbors and sold within 1 week and closed within 2 weeks.
There are buyers out there just waiting for properties on Lake Martin.

Exactly. You can find all kinds of contracts to follow and fill-in. Agents might be good for getting your buyer pre-qualified, but even then, if the potential purchaser isn't truthful, it can still fall apart.

I understand commissions are hard to stomach. After you put the word out to friends and neighbors and put it in the paper, and show it several times to people who are unqualified, you may want to consider this. Real estate agents are salespeople. Most people think this process is just cut and paste. A true salesman or woman understands how to handle objections, qualify a prospect to the point of actually selling something. Do you know how to correctly ask for the contract. You could have lost a potential buyer just because you may not have sumed them up correctly. Im not saying you cant sell it yourself, but the tools an agent has are worth the money.(multiple listing service, Clients who are looking) You may not even have your home priced correctly based on the current market value. An agent can provide current market comps and has a much better idea of what your home is worth than you, your friends and neighbors. Raise your price accordingly and use an agent. I think you will find it worth the money especially if it costs you nothing!....No I am not an agent....But I have bought and sold over 2 million dollars worth of properties in the past year and have been well served by all I have delt with on the lake.
