I've got a 5 yr. old roof that has leaks around chimney and where water flow is rapid in a valley. I've used patch repairs by local "professional roofers" 2-3 times with no consistent success. I need to finally get patch repairs or several squares repaired correctly!! Desperate for forum advice. Manoy Creerk area.

Well good luck. I've been waiting on 2 roofers for 4 months. What's happened here is the hailstorm last summer created a lot of high paid "insurance" work. The first question I always got was "is this an insurance job?" Bottom line is all the few decent roofers in the area are working on higher paying insurance jobs and it won't get any better until the work runs out. I'd try finding one in Auburn. If you find one let me know.

If you mean there is water flow against the chimney then you need a "cricket" up against the chimney to divert the water flow to either side. If there is a slope down to your chimney no flashing will keep it from leaking as water piles up agaist the chimney. Unfortunantment you still need a roofer.

Actually there are 2 leaks one is likely the flashing around chimney. Agree I need a roofer either way. I'm willing to wait for a "good roofer" but don't have any names other than what is in the telephone book.
