Hi everyone. I'm considering building a long term rv park on some land I have near the lake. The parcel itself is about 700 ft from the lake and located 5 minutes from 2 public boat ramps. The first phase would consist of 30 lots and they would be rented on a long term basis. There aren't many options for RVs around the lake and I feel like this could do really well. I'd really appreciate any thoughts and opinions. Thanks!

there is a need--ive tried to find 50-70 acres on the lake but havent had any luck--if you have lake access it will do well but that close to public access ramps may work too----police who you let in--highly suggest you draw up covenants & restrictions

Would you put in septics?    Just wondering .. that seems like it would be the biggest challenge for long term RV...   but I agree that it is probably something that would do pretty good .   :)

There is one that not too long ago opened on AL259 in Coosa County, about two miles north of Equality.  It is in the middle of nowhere, but almost always at least half to 3/4 full, and seemingly mostly long-termers staying in pretty good sized fifth wheel RVs.  If you can make the lake an attractant it should do well, especially if you provide 50 amp electric and septic connections with each site.

I agree with the others, it has potential for day users of the lake, but I will add that if you include a community pool it will appeal to "fishing widows". If they could spend the day at a pool while hubby fishes you would have a winner IMO.

If the  park was developed as one that would have to meet the development standards that, say, Russell Lands would adhere to if this was their project, then I would think that the surrounding homeowners would be more accepting.  Spend the money, create a first class site and be considerate.

The demand is definitely there.  I know the new park that Hodja talked about on Coosa 259 and it seems to stay pretty full.  I have met quite a few people who come for the summer in live in a RV.  I would suggest you work out the sewage requirements and address that.  The last time they had a trailer park on the lake, it didn't end well.  If you do it well, I don't think you will get a lot of blowback from the homeowners, or maybe make enough space between you and the homeowners.  People want other people to enjoy the lake, but it can get out of hand so quickly.
