I know that when phase two was developed most of the lots were all over 1 acre. Since then the lots have been purchased and some have been split into two. I am trying to think which lot is #19 and from where I am at I think it is on the other side of the point next to me and is a pie shape lot and is very steep. There is a house on the right side next to it. Does this sound right? Have you seen the lot yet?

I have seen it, walked it and you are thinking of the correct one, I believe. It is not as steep as it looks from the road but not flat either....we had worse, lol. At least this one you can walk to the water and not worry about falling 30 feet if you slip. I know this one has some issues..less than 100 ft WF and not sure of how the water will be when it gets dry. It is fine now but if it drops 10-15 feet then not sure. Do you know the people that live in the house to the right of the lot? Just trying to get a feel of how the water is there and thought they might could give me an idea. TY.

I believe he is an attorney from Tennessee and are part-timers. I have never seen them up though. I wish I could help you out with the water level, but never had a need to pay much much attention to it. Back to your original question about the sq. footage on the lot. My husband looked on our survey and lot# is 1.08 acre if that helps any.

Hi, we recently completed building a home on Lot #2 - Phase II (other end of the development). The water level is generally very good in Lynnwood. Most lots have year round water. I believe that is the case for Lot #19 as well. However, the variance in the water level from January 2008 (low ~ 491 msl) to January 2009 (high ~ 514 msl) was over 22 feet. Both years were extremes. This is a great website to track historical water levels.
There are a couple of things to know about the development that I would be happy to discuss with you further. The roads were paved about a year and a half ago but need to be repaired in certain spots badly. Lori Franks (Caldwell RE Broker) was in charge of this and has been working with the original paver to repair. However, I have yet to see anything done.
The owner of the house next to lot #19 is from Nashville, his name is Frank. He is an attorney but that's pretty much all I know.
The minimum square footage requirements are 1,500 main level. I have the covenants but not electronically.

About the roads...who pays for the repairs, lot owners?

Yes. Lori Franks spear headed the chip sealing of the road. Everyone who owned a lot at that time agreed to pay $2,000.00 per lot owned to go towards the cost of having the road chip sealed from County Road 3960, which breaks off of Butler Branch, and Lynnwood Circle in Phase 2 of Lynnwood Estates. We had to put up $6,000 for the road fund due to the fact that we have three lots even though we have keep it together as one. The road was chip sealed by Wheeler Paving and the leftover money is supposedly held in an account by Lori Franks for repairs. The last I heard was Lori was trying to get Wheeler Paving out here to fix our road due to the work not being done correctly in the beginning. She has not had any luck from what I understand. The break down of the road started early after being done. One reason I believe the road is getting so bad is from all the cement and construction trucks coming in and out for the homes being built. Unfortunately there is no way around that. The County will take over the road in five years from when we had it chip sealed, but only upon their approval as to the condition of the road. It's possible Lori may have decided to wait to repair the road until most of the lots are built upon. As I said I have not spoken with her recently. So there you have it.

This is my understanding on the road work as well. However, I would add that there has only been one house built since the roads were finished (my home). Now there is another house being built on Lot 4 & 5. Had the roads been chip sealed correctly from the beginning they would not be coming apart. The best example of that is Butler Branch Road which was paved using a similar process. Butler Branch is holding up just fine. Wheeler needs to fix these roads! I plan to reach out to Lori again soon.

More questions....if I bought a lot would I then owe money towards the repair of the road? and if so how much? and would it be a one time thing or yearly? how much longer till the county takes over the road, if they do agree to do so?

The way I understand it is the peson you are buying the lot from should have already paid the money towards the road.
