Let me start out by saying we love Smith Lake. Otherwise we wouldn't have invested in it.

In previous Lake Communities where we have had property, mutual respect for property among the Lake Community has been a given. (Leave stuff out on the boathouse, etc.) And all the neighbors we have met are GREAT!

But is it common for people to just pull up to unoccupied boathouses and use them as their own? Top Deck for a High Dive, Leave Swim Ladder in the water, etc.

These are minor and really do not bother us too much. Yet, when we return for a weekend and the upper deck gate is open, and the gable roof is also bent due to someone climbing out there and jumping off the edge, we get frustrated. Use is one thing, damaging the property is another.

We know we bought property in what was once a favorite swimming hole. But now that the property is being developed, (not just our lot) can't people respect this and find another place? The lake is huge and surely has a number of other undeveloped areas. We are also sure that this is a minority, that the majority of the people here are teriffic.

Just wondering what to do?

too many people were never taught respect
Something you may want to look into is security camera system....Its been a few years since I've bought one. But the last setup I bought was less than 500 bucks for color cameras, motion sensors, and a gizmo that turn the recorder on when the motion sensor was activated.
If your location is the same as your user name...which boathouse is yours?...I usually ride into bear branch about once a week....I always
carry camera and would be more than happy to take a pic if I
saw anyone damaging your property

You know, I have always been curious about this. I have a place up Rock Creek that we use on weekends as well, but I have heard before that if someone decides to pull up to your dock and get out on it they can. I was told that since it is not truly on your property it is fair game for use by others. I realize that only very rude people would ever do this, but what is the legality of this?

I thought it worth posting a reply. Welcome to the neighborhood. You have permission to place your privately owned boat dock on the body of water owned by Alabama Power via a dock permit. It is however private property and anyone using it with out your permission is trespassing. It should also be known that anyone jumping from a bluff that is above the 510 ft. water level is on private property and therefore trespassing. Parents should teach their children to respect this. Most of us overlook the kids playing , but once the lot is being developed the people should respect that and move on to another fun spot.

I Understand how you feel. We were only gone for a short time , to come back to our place with Like 30 people on it. which some had our approval.
But somehow the crew grew larger as day went on. Thank goodness nothing was damaged in our case. But I do no everyone should respect anyones boathouses. They can pull up to land that does not have a home or boathouse on it. But we still love Smith Lake too! If they need a spot to use and don't have it they are places to buy. Just call a Realtor they can help. Maybe put a sign up that says such. Be sure to tell friends ,so they want be offended....... I might just put one on my boathouse also...

Unfortunately the majority of people in this country today are concerned only with themselves. The fact that your property is part of the equation, for these deadbeats
enjoyment, they could care less. Good Luck with the camera.
