My inexact summary of the multiple listing website shows 366 waterfront properties for sale. 44 of them have sale pending so only 322 are actually available. 65 of those are lots, 115 are condos, 132 are cabins/lake homes, 5 mobile homes, 5 villas/townhouses. They don't have a column for deeded/leased so I couldn't sort by that, but if you had time to dig, I'm sure there would be way fewer than 100 cabins/houses for sale on deeded lots. I did check as far as to find a mere 19 cabins/houses on deeded lots for sale at $450,000 or less.

those under $450K usually have less than desirable water in depth and footage.

I do believe the market has cooled a little bit, several homes on the market seem to have been on a liitle while. Specifically, the non deeded.

Where did you find your info? I just looked on realtor.com for Dadeville and AC and it looked like half were condos. Most of the new builds on Sandy Creek and the Paces/Pleasure point area are APCo leased lots.

The 'Village' accounted for a ton of homes on Blue Creek--not sure I'd call those homes.

Most of the realtors on the home page of LakeMartin.com will have a Lake Martin MLS that you can use to search properties.

That's definitely the best link. I also found an old real estate magazine in the drawer from March 2001. 2 BR cabins for 150,000, junkers for 118,000, Windermere for 385,000, Trillium for 485,000. Anybody know how to hook up a flux capacitor to an outboard enginet??
